1) What is the land rates for an acre in inner parts of Haryana which are not at close to Gurgaon or any industrial city?

We are talking about the land which is valued more than what govt is paying for it now. I am not against industry but against this forceful snaching. In other parts the land costs between 10-15 lacs and taking that to account and location of this land it is valued farless.
Why donot the govt set up the SEZs in other parts where land is cheaper?

2) What is the average land holding of a farmer in the villages of haryana including one in SEZ area?

Thats a big task..frankly speaking I donot have any idea and it does not matter even.

3) What is the average annual appraisal of prices of land in inner part of haryana villages?

Wht you talking about inner part..be practicle and tak about the area concerned. The SEZ is not going to be in inner part but in an area highly sought after biz houses. Though in inner parts its around 20% or sometime even more. Bu the land prices around Gurgoan is rising fast.
What do you think will be the price for biz houses in SEZ once land has been aquired? Its going to be in many crores!

4) Whats the annual income of a farmer from 1 acre of land?
That varies from 10000-25000 but if facilities provided same can rise by horticulture or floriculture but govt doing nothing to promote that.

What do you think these farmers will do once they loose their land? And do you see any insentive given by govt for the farmers in this SEZ plan?

5) What is the price that you think is right for an acre of land and why? And do think SEZ is good if that price is given to farmers?

The prices before this plan was announced were in crores and you will not get land for this price in gurgoan and surrounding.. If that price is given then farmers atleast are getting what they deserve and do not feel like robbed.. But I donot favour forcible aquisition of land. Just go through other thread 'Farmers given second grade treatment' and give your views wether the plan is doing justice or not.

I don't accuse Hooda supporters but want a fair deal for farmers and it donot appear here. So mentioning govt/Hooda doesn't mean i blame you as supporter

I have few acres that I bought two years back in the same area with a five acre front on a state highway...if some body is interested I am ready to sell that piece of property for 1 cr/acre...but hold on...I will give a 10 lacs/acre discount to jatland members...ok make it 20 lacs/acre...hurry

Just tell me the location where it is situated Amit bhai. is it under that SEZ area ?

take a blind guess

You changed you pust from "just outside SEZ' to this one.

It looks like you want the SEZ to be built on that area so the value of your land can increase and you can get more benifit. You are well settled and not based on agriculture...so please donot make fun of those farmers who are earning their living from the land. You are ready to sell it because your livelyhood donot depend on it.

kindly correct yourself by checking the rate of land near Gurgoan before SEZ plan.
Can you tell onething...Why govt want SEZ to be near Gurgoan.
Why donot they put it in other area?

This SEz area is 25000 acres and to be developed by Reliance including making a power plant. Then why they just want it there. They have to provide all the facilities anyway.

Just because this land has more value then anyother area. And its a real estate fraud in evolution on the name of SEZ.

You voted on this thread(link given below) but did not gave any comment. Any reason?
You did not even mention that farmers should get some insentives, so it clearly shows that you are not a well wisher of farmers.

Rohit and Vijay,

Thanks for giving some stats.

Now, the reason I was asking about inner regions of haryana was because thats the actual price of land if only farming had continued in the current SEZ area or Gurgaon before it was developed into a city. All of you are talking about land being worth 1-2 crore in few years and farmers being cheated. But can you tell me what would be the reason for such a high cost of farming land? Its not the annual appraisal in price of land, but its because these areas are being developed into high-tech cities and industries are being established there. Dont you think that companies who are investing here, won't like to get a return on their investment? Why today land near Gurgaon is so costly but not in inner parts of haryana? The farming land has not grown so fertile in last 10 years that an acre of land would have cost 2-3 crore in gurgaon if there was no development and investment which we see now. Even such a high cost is totally mindless and paying 1 crore for a 3BR flat in gurgaon is an overkill but then its all game of demand and supply. Because there are new high paying jobs now, ppl have more buying power. Secondly, its not just builders who are taking hefty money but in all jobs the money is increased.

Today an avg software professional earns 50-60k per month while this is not even annual income of a farmer who has land near gurgaon. What pride is a land worth 10-20k per annum when the same land has to be divided between 4 sons, when those children can't have a decent education because of lack of money. Why are banias, punjabis and brahmins in well paying jobs and not jats? Its all because they saw the right oppurtunity and changed their lifestyle and work.

Again, I am not saying that 23lac is the right price. It could be 40-50 lac as per current market but in no way 1-2 crore. How come you can demand a price which is in future not just because you sold the land but because of the investment and job oppurtunity it creates which in turn increases buying power of those employed.

I am quoting VJ here "the Jats of Nangloi and Bijwasan are a very good example .. they got millions for their land .. most of them now have no land and have spend most of the money and now what they do is rob people on highways"

Jats got millions for their land but now they rob ppl. on highways. Whose fault is it? The people who bought their land and gave them millions or the jats who wasted such big money rather than giving best of education to their children and making them at par with so called higher castes.

Even if say the farmer gets 30lac for 1 acre of his land, he is getting 150yrs of his income (if he earns 20k pa as informed by you). Thats simple mathmetics. And you are talking about land as his security and rozi-roti? If jats do not come out of this mindset, they will forever continue earning meagre 10-20k or sending their kids to army as havaldar, labourers as the land will keep getting short with new generations. With such kind of money, why can't they give their children better education and make them at par with ppl in metros. Why don't the Jat mahasabhas educate ppl about investment methods for this money and give them a better chance?

Last but not the least, as I mentioned in other thread, I totally agree with Shamsher's 3 points for farmers. The govt. is playing a murky role there and we must fight for the same. How? thats the question!!

They are just outside SEZ, the reason I asked to take a blind is that if the property was within SEZ who would by them for more than 23 lacs anyways....I belong to the same area and I come from a farmer family FYI...

I am sorry but you are being just too much presumptuous here; Also, I am not obliged to write more than I wish to that’s why I just voted with no comments, if you have a problem talk to Nitin modify the website to force people to comment before they can vote...OK

Just so you know govt. is acquiring only 25% of the land rest is between farmers and the developer.

Presumptous from your point of views need some defination here Amit Bhai in ur own words. You are not forced to do any statement if u don't like to do that.

Why that people having that 25% land have to suffer ???

Chillar Bhai, please no offence, though you are not obliged but being a learned person who belongs to a farmer family, we do expect your feedback and feel disappointed when we donot get that.

This 25% (6250 acres) that govt will aquire wil be the one that is closer to Gurgoan and valued in crores. What you say?

None taken Sehrawat behen, in that area nothing is for 1 cr/acre not even on Jaipore hightway....yes not even on Jaipore highway in that area although this area (SEZ) is not on Jaipore highway, Jatland pe post dalne se price badhte to mein kab ka isko 10 cr/acre kar chuka hota...

I am not saying this to win the argument but I would be more than glad to be wrong........

What you think Amit bhai,

Bizs are fool enought to buy a land at the rate of 23 lakhs/acre which is less than that, according to you ???

let's go for small facts which i came to know from the person from that area.

65% of farmers have < 1 acres
5% of farmers have >1< 3 acres
10% of farmers have >3<5 acres

Fact: Farmer after doing all the hard work don't even get the labour (313*100 = 31300)/per acre out of it. A bihari mazdoor might be earning more than that .
The farmers their wants to sell their land as:

1. They are not able to increase their land holdings
2. They were not able to provide good education to their Childrens
3. They don't want their kids to work in the fields

This is the fact that farmers are more than happy to sell their land. But certainly Govt. can have a better deal like specifying the employment in that industrial unit to haryana citizens/Farmers kids as per their qualifications.

Just like Gujrat had in late 90's it will boast the people their to educate their children to make them competitive.

All I am saying is that price of the land there may be a 'little' more than 23 lacs (especially because of SEZ now), earlier (up untill end of 2005) it was some where in the range of 5 to 10 lacs and it is nowhere close to 1 cr, if it.... I am laughing:)

I have no complaints if the persons are ready to sell their lands at that price as i have no land in that area.

It is nice to know that you know the price of lands being in Canada and ppl residing here in Delhi are unaware about that.

You have every right to laugh as ur land is not going to be acquired as u told before that ur land is not under that SEZ area.

So just be happy and just laugh on the poor fellows who are suffering.

Who cares !!!

Dear Vijay,

Average land Hloding in that area ia 2-3 acres per family. What you can grow and earn on such a small piece of land with not so good irrigation facilities.

Now you can imagine, whether the farmers are poor with the aquisition or without.
Prices have certainly shot up after the annoucement of this project. My nephew had bought two acres of land @23 lacs per acre. That was some times in early 2005 and much better location, bordering the new byepass and in the close proximity of Furukhnagar, a small town between Jhajhar and Gurgaon.

No doubt, the farmers whose land has been aquired have made a small sacrifice benifiting other farmers of the area. Nonetheless, they will be better off.

Respected sir,

Dear Vijay,

My nephew had bought two acres of land @23 lacs per acre. That was some times in early 2005 and much better location, bordering the new byepass and in the close proximity of Furukhnagar, a small town between Jhajhar and Gurgaon.

My relative have 10 acre of land near Gurgaon and had an offer of 80 lakhs per acre but they didn't responded as they didn't wanted to sell that but now they have to settle for 23 lakhs per acre. How this feels to you if you were in place of them ?

No doubt, the farmers whose land has been aquired have made a small sacrifice benifiting other farmers of the area.

I still wonder sir, that how farmers will get any benefit from it ?

Regards
Vijay

Amit ji

I DON'T KNOW WHY YOU SAY SO.....

Prices of land on JAIPUR highway is between 12 to 6 OR Seven crores per acres.

Want specifics...

Land of Kaigg farms has been offered ten crores per acres but the owners are demanding twelve crores per acre and it not in gurgaon it is on jaipur road near narsingpur ...

Even in shikopur norangpur location road land is rs seven crores per acre .

Any distant isolated land in bahrampur, maidawas, ghata, narsingpur has an offer of appox three crores per acre from DLF and private builders .So CHEER up if you have some land ...

I have to go through this thread but I responeded to information you gave about land prices.

Very good posts Vijay

It is a great injustice to a fellow who waited all the years doing uneconomical farming to get good prices of his land and when that time arrived it is snatched from him in the name of development and employment and given to big property managers like Reliance or dlf etc.

Farmers should have the right to have a market price of his land as it is his fore fathers property.

If the Govt. wants it for employment than why they not start with already established factories where a majority of emloyees are from Bihar and UP.
If it ask them to have atleast 50 % local employees problem of rural youths can be solved automatically.

Just to substantiate your argument, meager half acre could cost you 15-20 cr in the city but comparing apples to oranges is not going to help...keep the area in mind, you can't say the whole GGN area land prices are in the range of 5 to 7 cr. I am talking about the area where SEZ is coming OR on Jaipore highway as far as 50KM from Rajeev chowk (this area in fact is in Riwari dist. though)....if you still think other wise or have better insight to offer…be my guest, let me have your number so we can discuss

Land is an asset for generations to come and the 23 lakh that seems to have made you blind .. last not that long my friend ... the Jats of Nangloi and Bijwasan are a very good example .. they got millions for their land .. most of them now have no land and have spend most of the money and now what they do is rob people on highways .... extortion .... kidnapping .. and all that sort fo stuff .. because they got easy and big money and now they have acquired royal habits .... used to spending big money and not working .. The SEZ happy farmers will meet the same fate soon ... and their generations to come will bear the brunt

And your argument about inflation and buying power and the land not increasing in value enough is very lame ..... indeed hollow

Average land holdings of most of these farmers are no more than 2-3 acres. Most of them don't have even basic tools and have to depend on rented tractors. Being a famer myself I know what an average farmer earns these days. One option is to sit over this land for ever and remain poor and deprive his kids of education. Another option is to get rid of this land and inest intelligently in cheaper fertile land outside Haryana partly and use remaining money for the education of kids. If kids don't study, either way they will turn to be high way robbers and very little one can do about it. Tell me if you know better solution to improve the lot of these 2-3 acre holding farmers ?

As far as I know, farmers have the option not to sell their land and demand market price. Those who think that their land can fatch them one cror per acre, are free to do so and no one can acquire their land by force.

The developers have their offices in Jhajjar and Bahadurgarh. I being from Bahadurgarh know this for fact that farmers can't wait to sell their land to these developers.

I think these days whenever we talk about properties in the area in question, crore sounds to be the least count even for those who have no idea as to how many zeros after one they are taking about and what does it take to earn that kind of money and so on....

Above and beyond this why don't we ever talk about the benefits of SEZ. What's wrong in industrializing the nation? Why do we want to live in Stone Age? Worst thing is people sitting in industrialized areas of the nation or industrially developed countries shedding crocodile tears for farmers.

How come it's only INLD, Bishnoi or other politically motivated ‘few’ only who are against SEZ, why not Mahapanchayats or Kisan unions active on it...because there is in fact nothing wrong...
Farmers in the area, Governments state as well as Centre, developers of SEZ, entrepreneurs who will come set up units here, rest of the world who would get the services of these units from SEZ, the suppliers outside SEZ who would supply the raw materials and others services etc, work force of levels that will be required to carry out these operations in SEZ units and many more...all of these are on cloud nine and feel fortunate to have SEZ in the area

Why do you think properties in GGN or for that matter anywhere else including Jhajjar are so expensive today...just because of industrialization my friends...

The way I take it is some people feel obsessively compelled to dig out bad out of everything to feel the pseudo sense of achievement just by being against it....ersatz intellectuals
