Price Rise due to unchecked increase in Property prices!

Disparity between Rich & Poor is only due to possession of Property with high worth value.

A Farmer thinks that he will not be able to earn a home in city so he feels that increase price of his products like Milk...etc....to come at par with city guys.

Property prices should be rained it and govt should check unwanted / superficial increase in it.

Only GOVT should be ALLOWED to buy property from any individual who is willing to sell...and further...GOVT can dispose of that House / Property at fixed price.

Price of property should be in term of SALARY earned.

Like minimum salary of a GOVERNMENT Employee is Rs 6000 per month.
So 6000* 10 years Like 6 lakhs should be cost of 100 sy yards PLOT throughout INDIA.

Any seller who wants to sell his property can contact ONLY GOVT & should not be allowed to sell to any individual directly....at GOVT declared RATES.

it will help all mote-paet walas to earn...and never lead easy life on bank interests!

I am also quite surprised by exponential growth in property prices. Here is the example:

1. Gohana: HUDA sector 7, 10k-11K Sq yd now and it was 1.7K sq yd in 2006

2. Rohtak : HUDA sector 14, 30-35k Sq yd now and it was around 5K in 2005.

3. Sonepat: HUDA Sector 23, 20-25K Sq Yd now and it was around 4K in 2005.

These type of price increase are beyond my understanding. Some people are making money and it's becoming difficult for others to shift from congested areas in cities to HUDA sectors. It become next to impossible for people from village to migrate to cities now. I am not sure if its a good or bad but definitively there is something that need to be controlled somehow (by developing more sectors, forcing residential plot owners to construct houses rather than keeping them for booking profits).

Recently, I was thinking to buy house in Rohtak and 350 sq yd plot is only costing around 1 crore and It's way out of my budget :(

Exactly a year back in march 2009 , a Jat who married a refugen , purchased a PLOT of 320 sq yards(350...may be) in
32 Lakhs only....in Sector 2 Rohtak , plot no some 1200 / 1800 ...a corner plot ( an added advantage)

Deal was done through that girls uncle & seller was also a refugee.
So prices are set to different tunes to guys from different flocks....esp by these refugees.

Only two things can be possible...either GOVT control...or get a stick and wipe these fellows like done by Muslims!!

One of the major factors for uncatchable rise in price is due to presence of these refugees...& from outside we feel they are
very high classed...flah flah.
Their House , Cars..even mobiles are on LOANS.

Very good topic Raised Mr Kuldeep Grewall.... Just after joining.... welcome (back) to the jatland ... :)

I will also contribute to this thread with my examples...later....

It is a very good topic. I think the prices are artificial created by the syndicate of realtors and those who have invested No. 2 money in land for profit motive. It is a valid suggestion by the originator of this thread that government should devise some mechanism to arrest this trend of spiralling property prices so that the people from villages or low salaried employees can also afford to buy a home in city.

Meanwhile, I would like to mention that, I wanted to sell my house located in Sector-15 of HUDA Sonepat (about 264 sq. mtr) 2 years back and wanted to buy either a smaller built up house offered by OMAX or for buying a plot. I was advised by one of my relatives who is a property dealer himself in Sonepat that prices have slid down. Quite recently he again informs me that prices have hardly come up to the level of the last downfall/recession in property. So, according to my information, the prices in Sonepat have not increased during the last 2-3 years. If the price in Sector 23 of Sonepat is 20-25 K, in Sector 15 it should not be less than 30K which I doubt. Can anyone throw some light on that.

theek keh sai leele... dont forget my previous contribution.

i disagree with this thought.!!
the rates of land depend on many factors like its location, its condition..
and more importantly the standard of living has improved for all..be it rich or poor..i dont think anybodys suffering..

OK - all land belongs to the Goverment. No private properties. Every one works for the Government. The Government gives food and shelter to everyone.
Very Good concepts. This is the basis of Communism. However, unfortunately this is not the taste of the Capitalists and has been implemented by China very badly. So no takers of it now.

On the other hand, there is lots of land, at least for houses, in India. But, our own government has controlled it by zoning to create an artificial scarcity. This is all done so that the builders, in collaboration with politicians, can demand their own prices.

India is called a third world country because people are exploited even for the basic needs - food, shelter, security, sex and social status.

Now you know it so don't fall in any of the traps that promises you to give food, shelter, security, sex and social status. . These are your Rights. Do not go after them, these are your's by birth.

My parents are living in Gohana so they told me about that. Regarding Sonepat, Again I heard from some property dealer. However, I talked with couple of potential sellers in Rohtak and rates are really high. Somehow, People haven't started construction in Sun City. Rates are sky rocketing there also. Parsavnath may be good option but it may get developed in next 10-15 years...
